  • Maximising the property’s aesthetic potential by giving attention and consideration to appearance and cleanliness
  • Attending to carry out property inspections, preparing status reports, instructing accredited contractors to carry out appropriate remedial work.  Submitting reports to the client in support of expenditure
  • Reviewing and managing budgets
  • Monitoring warranties and contractual obligations
  • Contract bidding and evaluation
  • Monitoring and maintaining security
  • Monitoring fire safety and taking all and any steps to minimise risk. Preparing and circulating evacuation procedures
  • Risk assessment
  • Managing renovation, remedial, fitting-out and decorative works
  • Preparing preventative planned maintenance schedules.  Regular and preventative maintenance is dependent upon systematic building inspections and scheduled procedures
  • Serving as an ambassador to the owners and residents should neighbourly tension or difficulties arise and encouraging open communication between owners and residents to the property manager to express opinions, complaints and concerns
  • Providing all Company Secretarial duties and Association Representative duties:-

        - preparing and circulating agendas
        - facilitating meetings
        - preparing and circulating minutes
        - filing annual returns
        - preparing financial documentation
        - managing and holding minute book and all associated documentation

  • Assisting in the timely and efficient transfer of shares or sale of property by responding promptly and comprehensively to purchasers’ legal representatives
